"브랜드, 매장 운영자와 동반 성장이 사업의 기본"

저는 1996년 미국 여행에서 돌아와 심각한 고민을 했습니다. 여행 중 뉴욕에서 보스턴으로 향할 때 운명의 순간을 접한 것입니다. 그 때 처음으로 아웃렛을 목격했습니다. 뉴욕 도심에서 벗어나 한참을 달리던 고속도로 차 안에서 명품 아웃렛 쇼핑센터를 목격하고 그 곳으로 무조건 찾아갔습니다. 도심과 고속도로에서 한 참을 벗어난 곳이지만 주차장에 차량이 가득할 정도로 성황을 이루고 있었습니다.

한국으로 돌아와 고민 끝에 처음으로 분당 신도시 수내동에 아웃렛 시설을 계획했습니다. 아무도 가능성을 인정하지 않았고 외면과 수모를 당하기도 했습니다. 하지만 선진국인 미국의 미래가 우리의 미래라는 확신을 굳히고 직접 패션상설 할인타운 사업을 시작한 것입니다. 우여곡절 끝에 분당 수내동에 당시 잘 나가던 인터크루와 엘지패션 종합관을 열었습니다.

대성공이었습니다. 그 이후 청주 용암동, 수지 로데오, 일산 덕이동, 안산 디퍼, 산본 디퍼 등 연이어 사업을 전개했습니다. 디퍼는 철저한 분석과 노력을 기울여 경쟁력 있는 타운의 입지와 가격을 제공하고, 우수한 브랜드 유치와 함께 이들 브랜드를 운영하는 점주들이 이익이 나도록 운영관리에 만전을 기울여 왔습니다. 브랜드와 점주가 항상 우선시되는 기본이념으로 일관된 사업을 추진해 온 것이 성공의 가장 큰 밑거름이 되었습니다.

디퍼는 주변시세보다 저렴하게 매장을 제공하고 50%가량을 직영으로 운영하며 최소 3년간을 활성화 기간으로 내다보고 운영관리와 홍보에 만전을 기울였습니다. 이것이 믿고 투자한 브랜드와 점주들에 대한 예의라 생각합니다. 올 10월에 오픈하는 서산 디퍼에 이어 인천 송도와 거제도에도 추가로 사업을 전개할 계획입니다. 이번 서산 디퍼는 처음으로 영화관과 일부 편의시설을 직영으로 운영하게 됩니다.

지금까지 경험으로 볼 때 2층 이상을 활성화시키기 위해선 직접 운영이 반드시 필요하다는 판단을 했기 때문입니다. 앞으로는 풍부한 노하우를 토대로 사업을 보완하고 철저한 사전조사를 통해 성공률이 높은 사업만을 전개해 나갈 것입니다.

끝으로 패션지오 창간 38주년을 축하드리며 패션유통업계와 함께 향후에도 50년, 100년 성장을 이어 가길 기원합니다.

"The foundation of our business is to grow together with brands and store operators"

I came back from a trip to the United States in 1996 and had serious concerns. It was during a trip that I encountered a fateful moment as I headed from New York to Boston. That was the first time I witnessed the outlet. I witnessed a luxury outlet shopping center in a car on the highway that had been driving for a long time outside of New York City, and I went there unconditionally. It was a long way from the city center and the highway, but it was so busy that the parking lot was full of cars.

After returning to Korea, after much deliberation, I first planned an outlet facility in Sunae-dong, a new city in Bundang. No one acknowledged the possibility, and they were shunned and humiliated. However, I established the conviction that the future of the United States, a developed country, is our future, and started the business of a permanent fashion discount town. After many twists and turns, Intercrew and LG Fashion, which were popular at the time, opened in Sunae-dong, Bundang.

It was a huge success. Since then, we have continued to develop businesses such as Cheongju Lava-dong, Suji Rodeo, Ilsan Deoki-dong, Ansan Deeper, and Sanbon Deeper. Deeper provides a competitive town location and price through thorough analysis and effort, and has been fully focused on operation and management to attract excellent brands and make profits for the owners who run these brands. Consistent business promotion with the basic ideology of always giving priority to the brand and the store owner has been the biggest foundation for success.

Deeper provides stores at a lower price than the surrounding market price, operates about 50% of the store directly, and focuses on operation management and publicity for at least 3 years as the activation period. I think this is a courtesy to the brands and store owners who have trusted and invested in them. Following Seosan Deeper, which will open in October this year, we plan to further expand our business to Songdo and Geoje Island in Incheon. This Seosan Deeper will be the first to operate a movie theater and some convenience facilities under its direct management.

This is because, based on our experience so far, we have decided that direct operation is essential to revitalize the second floor or higher. In the future, we will complement our business based on our abundant know-how and develop only those businesses with a high success rate through thorough preliminary research.

Lastly, congratulations on the 38th anniversary of Fashion G.O. We hope that it will continue to grow for the next 50 or 100 years together with the fashion distribution industry.
